Owner Make Ready Checklist

Home to be re-keyed. 3 keys needed by property management company.
All garage door openers if applicable.
Home should include: Refrigerator, Washer & dryer.
Home to be professionally cleaned including windows & window coverings. (This is not a twice a month type cleaning. It is a top to bottom cleaning, inside and out of cabinets and vanities, light fixtures, window sills, baseboards, appliances — every nook and cranny.)
Lawn service to be provided twice a month
Weeds must be sprayed at least once a quarter or as needed.
If property has a pool; professional pool service is required.
Carpet to be professionally shampooed.
Wood burning Fireplace to be inspected and certified.
Air Filters to be replaced in Furnace and Intake Return, HVAC to be serviced or owner to confirm in operational condition
All personal items to be removed from property.
Water heater braced and strapped according to code
All light bulbs to be working.
Smoke detectors working.
CO2 detectors.
Fix anything that is broken.
Paint or touch up paint where needed.
Spray for pests or pay for a one time treatment when renter moves in.
Home Warranty is highly recommended (this is not home insurance. Home warranty covers certain components of the home that may be faulty and need replacement such as AC, Water Heater etc.
